Choosing a Roofing Contractor: 6 Red Flags to Look For

Having a reliable roofing contractor can make all the difference when it comes to making sure that your investment in your home is well protected. Unfortunately, there are contractors out there who will take advantage of unsuspecting homeowners. Here are six red flags you should look for when choosing a roofing contractor.

1. Poor Communication

Poor communication is one sure sign that this person or company may not be the right choice. Difficulty scheduling appointments, vague answers to your questions and an unclear explanation of services indicate that you should look elsewhere for a roofer. If they’re refusing to provide a written contract or statement of your right to cancel, then it’s time to rethink this choice and find another roofing provider.

2. No License or Insurance

Make sure to ask for proof that the roofer is licensed in your state and has liability insurance as well as worker’s compensation insurance. Any reputable contractor will be more than willing to provide you with these documents should you need them during or after the job.

3. No References

A good roof company should be able to provide you with a list of current and past customers as proof of their previous work. Positive online reviews are a great indication of a contractor’s quality of services. Check for credentials such as Better Business Bureau and training certifications.

4. Not Local

Be cautious of any out-of-town contractor that’s trying to work in your area. This can be a big red flag because you’ll have no way of knowing if the roofer can properly assess local building codes or permit requirements.

5. Unusual Payment Requirements or Low Estimates

Pay close attention to any unusual payment requirements or low estimates. Requesting cash payments, asking for a down payment and not providing a written contract are clues that there may be hidden charges down the line. A realistic estimate should fall somewhere between the prices provided by other local contractors. If it’s far lower than that, then you should definitely think twice before hiring them.

6. Pressure for an Immediate Decision

High-pressure sales tactics and unreasonable time frames for completing a job should set off alarms in your head. If the roofer is trying to convince you to have a process called a “roof layover” rather than replacing or repairing it correctly, then this should also be an immediate red flag.
